Our Guide to a Professional Closing for Buyers
The following guide is for properties located in Boca Raton:
1. Apply and secure a mortgage commitment.
2. Order Inspections.
3. Apply for Condominium/Homeowner/Country Club approval, if applicable.
4. Purchase Hazard/Flood Insurance (Note: Most Condos require content insurance
only) Bring insurance binder and paid receipt to closing.
5. Order a survey if you are purchasing a single family residence or call MIZNER
TITLE.
6. Walk through your home on the day of or before closing.
7. Arrange to have your utilities turned on (See Item 5 on
Our Guide to a Professional Closing for Sellers )
8. Bring the following to closing:
- Local cashier's check or certified bank check payable to MIZNER
TITLE & ESCROW - Picture ID (i.e.
FL Drivers License)
9. Notify Post Office, your creditors and your present and past (of the last
calendar year) employers of your change of address.
10. Register your children in school.
11. Register your pet-Contact Animal Regulations at 276-1344 or ask your
new veterinarian to provide this service.
12. Request medical records from your physician, dentists and opticians
and establish a relationship with local counterparts.
13. Re-Register your car at the Department of Motor Vehicles, 501 S. Congress Avenue, Delray Beach,
FL (561) 355-2622 if you have moved from out-of-state or from a different county. Be
certain to bring proof of insurance and emissions test slip and any out-of-state
title. If you have relocated within the same county, submit a change of address form
to the above address so that your renewal notice will be forwarded to you.
14. Obtain a FL drivers license (the guide to study may be picked up at 14570 S.
Military Trail, Suite C-3, Delray Beach, FL). To make an appointment to take the
written test or to obtain a license with your new current address, call 561-681-6333.
15. Register to vote. Go to City Hall at 201 W. Palmetto Park Road, Boca Raton
(393-7700) with drivers license and/or utility bill reflecting your new current
address.
16. File for your HOMESTEAD EXEMPTION and
any other exemptions you now qualify for (i.e. widow, disabled, over 65...) by going
to 501 S. Congress Ave., Delray Beach, any time after your closing but before March
1st of the following year. Bring with you the following: - All parties named as grantee on the Warranty Deed.
- Copy of your recorded Warranty Deed
- Form of picture ID reflecting your new property address
- Voters registration and/or car registration
- Social Security Card.

Document recording fees are approximately $6.60 for first page and $4.50
for each page thereafter.
Warranty Deed/Quit-Claim Deed Documentary Stamps are $7.00 per $1,000.00.
Mortgage Documentary Stamps are $3.50 per $1,000.00.
Mortgage Intangible Taxes are $2.00 per $1,000.00.
